Every figure below comes directly from that report and compares July 2026 to July 2025.
In the single-family market, pending sales rose 39.4% to 2,425 from 1,739, and closed sales increased 5.9% to 1,763 from 1,665. New listings edged down 0.3% to 2,383 from 2,390. The median sales price rose 4.8% to $440,000 from $420,000, and sellers received 96.14% of list price, up 0.8%. Inventory fell 22.2% to 9,255 homes for sale, while months supply of inventory dropped 26.5% to 5.2. Homes also sold faster, with median days on market down 9.8% to 59.5.
The condo market showed similar momentum. Pending sales climbed 31.9% to 1,059 from 803, and closed sales rose 19.3% to 765 from 641. New listings increased 9.5% to 1,014 from 926. The median sales price decreased 6.2% to $305,000 from $325,000, while percent of list price received rose 0.9% to 94.33%. Condo inventory declined 21.7% to 5,435, and months supply of inventory fell 34.4% to 7.1. Median days on market held nearly steady at 89, down 1.1%.
