The September 2026 Market Report from the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales throughout Collier County (excluding Marco Island), shows a market finding its balance as season approaches.
Overall closed sales increased 2.5% to 623 from 608 in September 2025. New listings increased 4.8% to 1,073 from 1,024, while inventory decreased 17.3% to 4,240 properties from 5,128. The overall median closed price increased 4.5% to $575,000 from $550,000.
“Heading into season we may have less inventory, but the market is more balanced than a year ago,” said Mike Hughes, Vice President and General Manager for Downing-Frye Realty, Inc.
Pending sales fell 6.8% to 702 from 753 in September 2025. Average days on market decreased 7.5% to 99 days from 107, and months of inventory stood at 5.5, a 29.5% decrease from 7.8 months in September 2025.
By property type, single-family closed sales rose 2.5% to 332, and the single-family median closed price rose 3.1% to $747,500. Condominium closed sales rose 2.5% to 291, while the condominium median closed price decreased 2.4% to $400,000.
Borrowing costs remain a factor for buyers. “In February, interest rates were in the high 5s. Now they are over 7 percent,” Hughes said. “What we are unable to see is the impact of 7 percent interest rates and how many deals we lost because of it.”
He added, “Naples enjoyed five months of 1,000 or more pending sales each month. Summer dipped as expected and pending sales in September were lighter too. But interest rates are weighing on the buyers who need a mortgage. We are seeing a lot of cash deals, but not because there are more cash buyers. It is because we have fewer buyers financing home purchases.”
Local real estate brokers reviewing the September report see many reasons for confidence. For the second year in a row, the area has had no tropical storm activity, which Hughes called a silver lining. ‘We are well positioned for winter. Inventory is adequate, there is no hurricane talk, and it is beautiful here.’
