
The Naples area real estate market posted strong numbers in April 2026, according to the latest market report from the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island). Buyer demand remained active well into the spring season, with key indicators pointing toward a solid summer market ahead.
Pending Sales and Closed Sales Rise Year-Over-Year
Overall pending sales surged +38.2% year-over-year, rising to 1,388 from 1,004 in April 2025. Overall closed sales climbed +18.1% to 1,068 from 904. The overall median closed price increased +7.7% to $630,000 from $585,000 in April 2025.
Single-Family Homes vs. Condominiums
Single-family home closed sales rose +15.5% to 493 from 427, with the median closed price up +14.1% to $850,000 from $745,000. The condominium segment saw closed sales increase +20.5% to 575 from 477, while the median closed price decreased -8.0% to $450,900 from $490,000 in April 2025. The under-$300,000 condominium inventory grew +3.9% in April, even as inventory declined across all other price categories and property types.
Inventory Tightens Across Naples
Overall inventory in April 2026 decreased -21.0% to 5,919 properties from 7,492 in April 2025. New listings declined -14.9% to 1,169 from 1,373. Average days on market increased +15.5% to 97 days from 84. The percent of list price received rose +0.3%, and less than 30% of homes for sale in April initiated a price decrease.
