
Our brokerage has reviewed the August 2026 Market Report from the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales throughout Collier County (excluding Marco Island). Overall closed sales increased 1.1 percent to 622 from 615 in August 2025, and pending sales increased 1.9 percent to 769 from 755.
Year to date, pending sales are up 21.7 percent, while total sales have increased 16.2 percent. Nick Bobzien, a broker associate at Downing-Frye Realty, Inc., remarked that the Naples area has enjoyed “15 straight months of increases in closed sales compared to the same months in the prior year.”
Inventory decreased 16.3 percent to 4,093 properties from 4,892, and months of supply fell 33.3 percent to 5.4 months from 8.1 months. New listings decreased 15.5 percent to 792 from 937. Days on market decreased 7.5 percent to 99 days from 107, and the number of price decreases fell 30.2 percent to 790 from 1,132.
The overall median closed price decreased 1.7 percent to $575,000 from $585,000. Single-family closed sales increased 5.1 percent to 350, with a median closed price of $717,500, down 1.7 percent. Condominium closed sales decreased 3.5 percent to 272, while the condominium median closed price increased 2.7 percent to $417,500 from $406,500.
For sellers, the report notes that properly priced properties continue to attract attention and sell faster. For buyers, the current market continues to offer more choices than were available during 2021 and 2022.
