
The Naples area housing market demonstrated meaningful signs of stabilization in 2025, according to the annual year-end report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County, excluding Marco Island.
Overall closed sales rose 3.4 percent year-over-year, finishing 2025 at 8,249 total transactions — a return to the historic rhythm of 8,000 to 9,000 closed sales that characterized pre-pandemic years. The $500,001 to $1,500,000 price range led all segments with the most closed sales at 3,753, while homes priced at $300,000 and below saw the strongest one-year growth in sales, up 42.8 percent to 1,124 homes.
The overall median closed price came in at $594,500, a 2.5 percent decrease compared to 2024. By property type, single-family home prices declined 2.8 percent to a median of $729,000, while townhouse-condo prices fell 7.5 percent to $448,000. Sellers received, on average, 94.2 percent of their list price — down 1.3 percent from the prior year.
Inventory ended 2025 at 5,714 active listings, a 3.8 percent decrease from the 5,938 properties available at the end of 2024, representing 8.3 months of supply. New listings increased 1.4 percent to 15,773 for the year. Days on market averaged 95 days, up 26.7 percent from 2024, reflecting a market that continues to give buyers more time to make thoughtful decisions.
Among geographic areas, Immokalee/Ave Maria reported the highest increase in closed sales at 19.6 percent compared to 2024. Larger bedroom counts also showed strength, with homes featuring 4 or more bedrooms posting an 11.1 percent increase in sales volume.
