
As our brokerage reviews the latest July 2026 Market Report from the Marco Island Area Association of REALTORS, we see a market where inventory tightened sharply while sales activity and prices pushed higher. Every figure below comes directly from that report and compares July 2025 to July 2026.
Total inventory fell 35% to 409 active listings. Homes were down 37% to 129, condos down 30% to 244, and lots down 56% to 36. Even with fewer choices, buyers stayed engaged. Properties sold rose 31% to 76 overall, with condo sales up 75% to 42 and lot sales up 33% to 4, while home sales edged down 3% to 30.
Total sold volume reached $100M, a 38% increase. Home volume rose 26% to $62M, condo volume climbed 38% to $30M, and lot volume jumped 311% to $9M. The overall median sales price came in at $3.4M, up 26%. By property type, home values rose 19% to $1.6M and lots gained 78% to $1.2M, while condos slipped 14% to $550K.
Time on market told a mixed story. Average days on market rose 106% overall to 178. Homes sold faster at 88 days, down 25%, while condos took 142 days, up 50%, and lots reached 304 days, up 547%.
