
Our brokerage is watching a Marco Island market that keeps moving even as available listings tighten. According to the June 2026 Marco Island Area Association of REALTORS® report, total inventory fell 34% compared to June 2025, landing at 445 active listings. Homes were down 44%, condos down 25%, and lots down 48%.
Even with fewer choices, buyers stayed engaged. Closed sales rose 11% overall, climbing from 83 to 92 transactions. Condo sales led the way with a 31% increase, and lot sales jumped 167%, from 3 to 8 closings. Home sales were the exception, down 12%.
Properties also sold faster. Average days on market dropped 38%, from 192 days to 120 days. Condos moved 16% faster and lots sold 58% faster, while homes took slightly longer at 102 days, up 15%.
Total sales volume reached $126.9 million, an 8% increase. Condo volume rose 28% and home volume rose 4%, while lot volume declined 36%.
Median sale prices were mixed across property types. Home values rose 15% to $1.54 million, while condos slipped 16% to $640,000 and lots dropped 34% to $547,500.
For sellers, tighter inventory paired with faster sale times reflects a market that stayed active in June. For buyers, condos and vacant land moved most quickly of all.
