
The Bonita Springs-Estero housing market recorded notable activity in May 2026, according to the Bonita Springs-Estero Board of Realtors® May 2026 Market Report. Closed sales rose +16% year-over-year, with 357 listings sold during the month. New listings totaled 314, reflecting a -4% change compared to May 2025.
Pending sales posted strong year-over-year growth at +37%, pointing to continued buyer demand heading into summer. At the same time, homes for sale declined -28%, reducing available supply across the market. The median sales price for the month came in at $524,725, a -1% change from May 2025, with median days on market at 65 days.
The broader Southwest Florida region showed parallel movement. According to the Bonita Springs-Estero Board of Realtors® Fast Stats Report, covering Lee, Collier, and Hendry Counties, single-family inventory declined -21.4% to 10,588 homes, with months supply at 5.7 (-16.5%). Single-family pending sales rose +36.1% and the median sales price reached $440,000 (+4.8%). In the condominium segment, closed sales increased +14.3%, pending sales climbed +56.3%, and the median sales price came in at $357,600 (-2.0%). Condominium months supply dropped -29.3% to 6.7.
