November marked a turning point for the Naples real estate market as more balanced pricing spurred increased buyer activity heading into the season. According to the Naples Area Board of REALTORS® (NABOR®) November 2025 Market Report, overall closed sales increased 9.8 percent to 502 transactions from 457 in November 2024, while pending sales jumped 16.9 percent to 856 from 732 year-over-year.
Our brokerage has observed sellers adjusting to current market realities by pricing more strategically. This shift is producing results—the median closed price decreased 4.9 percent to $546,950 from $575,000 in November 2024, yet this modest softening has attracted serious buyers back to the market at levels approaching pre-pandemic activity.
The condominium segment showed particular strength, with closed sales increasing 14.6 percent to 243 from 212 year-over-year, while the median closed price rose 1.2 percent to $420,000 from $415,000. Single-family home sales increased 5.7 percent to 259 from 245, though the median closed price decreased 8.1 percent to $680,000 from $740,000.
Inventory trends reveal interesting market dynamics. Overall inventory increased just 1.6 percent to 5,757 properties from 5,666, but single-family inventory actually decreased 5.5 percent to 2,649 from 2,804. Meanwhile, condominium inventory increased 8.6 percent to 3,108 from 2,862, offering buyers considerable selection.
Days on market increased 25.3 percent to 104 from 83, reflecting a more deliberate buyer decision process. With seven consecutive months of increased pending sales and inventory returning to balanced levels, conditions favor an active season ahead.
