
The Naples area housing market sent a clear signal in May 2026: buyer demand is outpacing new supply. According to the Naples Area Board of REALTORS® (NABOR®) May 2026 Market Report, overall inventory fell -22.0% year-over-year to 5,299 active listings while 1,066 homes went under contract, outpacing the 991 new listings added to the market that same month.
Closed sales continued their upward momentum, rising +13.9% to 900 transactions compared to 790 in May 2025. Year-to-date, total closed sales reached 4,337, a +17.9% increase over the same period last year. Pending listings came in at 1,066, up +12.1% from 951 in May 2025.
Pricing varied across property types. The overall median closed price rose +1.7% to $599,900 from $590,000 in May 2025. Single-family homes saw stronger appreciation, with the median closed price climbing +7.6% to $750,000 from $697,000 a year ago. In the condominium segment, the median closed price edged up +0.1% to $450,000 from $449,500 in May 2025. The report also recorded 1,243 price decreases compared to just 56 price increases.
Months supply of inventory dropped -33.0% to 7.1 months, down from 10.6 in May 2025. Average days on market increased +13.8% to 99 from 87 a year ago. Notably, 61% of overall closed sales in May were cash transactions, and the luxury segment posted notable activity — sales of single-family homes priced over $1.5 million were up 25% through the end of May compared to the first five months of 2025.
