
The Naples housing market demonstrated momentum in October 2025 as its seasonal residents return. According to the latest report from the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County excluding Marco Island, increased foot traffic at open houses indicated positive buyer activity and improved affordability.
Overall closed sales increased 33.4 percent to 663 closed sales from 497 closed sales in October 2024. Pending sales increased 48.5 percent to 790 pending sales from 532 pending sales in October 2024. New listings increased 27.2 percent to 1,566 new listings from 1,231 new listings in October 2024. These increases reflected improved consumer confidence following concerns about reduced activity in the first quarter due to consumer uncertainty caused by tariffs.
The overall median closed price increased 0.9 percent to $575,000 from $570,000 in October 2024. However, there were 1,161 price decreases in October. Single-family homes showed different trends from condominiums, with the single-family median closed price decreasing 2.8 percent to $700,000 from $720,000, while the condominium median closed price increased 0.6 percent to $420,000 from $417,500. Average days on market increased 20.2 percent to 107 from 89.
Overall inventory increased 6.7 percent to 5,386 properties from 5,046 properties, with 8.1 months of inventory. Single-family inventory decreased 1.3 percent to 2,493 from 2,527. Condominium inventory increased 14.8 percent to 2,893 from 2,519. Cash transactions accounted for 58 percent of all sales in October.
