Naples Area Housing Market Gains Momentum in March 2026: Closed Sales Up 26.7%

Naples Housing Market March 2026

The Naples area real estate market showed notable strength in March 2026, according to the latest Market Report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County, excluding Marco Island. 

 

Closed Sales and Pending Activity Surge 

Overall closed sales in the Naples housing market rose 26.7% year-over-year, climbing to 1,054 closed sales compared to 832 in March 2025. Pending sales also increased 15% to 1,394, up from 1,212 in March 2025. Both pending and closed sales activity during March outperformed activity in any March since 2016, with the exception of 2021 and 2022. 

 

Single-Family Home Prices Hold Steady 

The Naples single-family home segment demonstrated price resilience, with the median closed price increasing 2.4% to $771,950 from $754,000 in March 2025. Single-family closed sales rose 21.3% to 506 units, while single-family inventory decreased 19.1% to 2,931 properties. 

 

Naples Condominium Market Opens Doors for Entry-Level Buyers 

The condominium segment saw the median closed price decrease 11.5% to $430,000 from $486,000 in March 2025, while condominium closed sales surged 32% to 548 units. Condominium inventory saw an 18.5% increase for properties in the $300,000 and below price category, signaling renewed opportunity for entry-level buyers in the Naples condo market. 

 

 Naples Inventory and Market Conditions 

Overall median closed price decreased 11.5% to $575,000, down from $649,950 in March 2025. Overall inventory decreased 17.5% to 6,367 properties from 7,722 in March 2025, while new listings declined 13.3% to 1,427 from 1,645 in March 2025. Average days on market increased 10.5% to 95 days from 86 days in March 2025. 

Mike Hughes, Vice President and General Manager for Downing-Frye Realty, Inc., noted that pending sales in the first quarter of 2026 are 48 percent above pending sales during the first quarter of 2019, adding that buyers today are taking their time to find a home that fits their lifestyle needs.
