
The Bonita Springs-Estero real estate market report demonstrated robust activity in July 2025, with significant increases in sales volume across all property types, according to the latest market report from Bonita Springs-Estero REALTORS®.
Single-family home sales surged 15.4% year-over-year to 157 closed transactions, while townhouses and condos posted an impressive 22.9% increase to 86 sales. This strong sales momentum contributed to healthy dollar volume growth, with single-family homes generating $94.2 Million (up 0.4%) and townhouses/condos reaching $35.1 Million (up 17.3%).
However, the market continues to experience price corrections from previous highs. Single-family median sale prices declined 12.4% to $460,000, while average sale prices dropped 13.1% to $599,778. The townhouse and condo segment saw more moderate price adjustments, with median prices down 7.5% to $340,000.
Cash buyer activity remained exceptionally strong, with 65 single-family cash sales (up 27.5%) and 57 townhouse/condo cash transactions (up 23.9%), indicating continued investor confidence and buyer liquidity in the market.
Market dynamics show a shift toward more balanced conditions. Single-family inventory increased 29.6% to 836 active listings, resulting in 6.3 months of supply (up 26.0%). New listings grew 21.8% to 173 properties, providing buyers with expanded selection. Time to contract extended to 79 days (up 43.6%), while median time to sale reached 117 days (up 20.6%), reflecting more deliberative buyer behavior.
New pending sales climbed 29.6% to 140 transactions, suggesting sustained buyer interest despite longer decision timelines. The townhouse and condo segment similarly showed increased inventory levels, up 17.8% to 634 active listings.
These market indicators point to a normalizing environment with healthy transaction volumes, price adjustments creating opportunities, and improving inventory levels supporting buyer choice.
